Issues may arise in family law when there is a question regarding the laws of the jurisdiction that apply to the marriage relationship, custody, or divorce, and whether a divorce or child custody order is recognized under the laws of another jurisdiction. For child custody, many nations have joined the Hague Convention on the Civil Aspects of International Child Abduction to recognize other member states' custody orders and prevent issues of parental kidnapping.

Many countries have adopted civil codes that provide comprehensive statements of their commercial law.
This area of law seeks to repair damages caused by others. In Civil Law, the person granting the usufruct is referred to in French as the 'nu-propriétaire,' or in literal English translation, 'naked owner.' This means the owner holds only the title to the property but cannot use it, even though they are the owner. The usufructuary, on the other hand, has the legal right to possess, use, and derive benefits from the property, provided it is not damaged. This right allows the usufructuary to enjoy the property, ask the owner to vacate, sublease it, and collect rent—even for the duration of their life. This right is not restricted to a maximum of 30 years. Additionally, if you decide to build on the land, you can become the full owner of the buildings and constructions. It is a very strong legal right. However, if you use this right for industrial purposes, certain taxes may apply.
Legal ways to achive 100% foreign ownership.
The good news for foreign investors and entrepreneurs is that there are legal ways to achieve majority or even 100% foreign ownership of a company in Thailand. While some of these methods may be time-consuming with unpredictable outcomes, they should serve as the starting point for any serious company seeking foreign ownership. The three main methods are obtaining a Foreign Business License, Board of Investment (BOI) promotion, and registration through the Treaty of Amity (for U.S. citizens only). Exceptions to these rules include certain businesses in non-restricted categories, such as exporting or certain manufacturing sectors. Ultimately, if a company’s foreign ownership exceeds 50%, it is no longer considered a Thai company but a foreign (majority) company and is subject to different legal regulations..
A Will is a legal document where you express your decision as to who will inherit your wealth and what part of it will go to whom after you have deceased. If you do not draft a Will, the law decides who gets what, and the rules can be found in Clause 1599 and following of the Commercial and Civil Code of Thailand (CCCT). No matter how little or how much property you may own, you want to be sure that it is distributed to the right people after your death. In Thailand, as in most countries, “When a person dies, their Estate devolves on the heirs.” (Section 1599 of the Civil and Commercial Code, “CCC”). If a person dies without a Will, it is down to the state to decide who will benefit from the estate of the deceased (Statutory heirs) (Section 1603 CCC).
